Where are Tokyo Stays' properties located?

Our properties are primarily located in the city center of Tokyo, including Shibuya and Sumida. You can find detailed information about our available properties on our official website.

The Shibuya units are just an 8-minute walk from the vibrant heart of Shibuya and only 10 minutes from Shibuya Station, which offers direct train connections to popular areas like Shinjuku, Harajuku, Ginza, and Ueno.

Our Sumida rooms are just an 8-minute walk from Kanegafuchi Station, offering a quick 3-stop ride to the iconic Tokyo Skytree and just one more stop to the historic Asakusa district, perfect for exploring the best of Tokyo’s landmarks.

Guest safety is our top priority. We ensure that all of our properties fully comply with Fire Services Department safety regulations. Each unit is also equipped with 24-hour exterior security cameras, smoke alarms, and first aid kits for added peace of mind.

How do I make a reservation?

To make a reservation, visit our Room Listings page, where you can select your check-in and check-out dates along with the number of guests. And then you can follow the steps as below:

What is the cancellation policy?

24 hours after confirmation.
30 days prior to the check-in date.
15-29 days prior to the check-in date.
1-14 day(s) prior to the check-in date.

If you’re inquiring about availability, please let us know your desired booking dates and the number of guests. We’ll check availability and get back to you shortly.

How many people can stay in one room?

Our rooms are designed to accommodate up to 2 adults, with the option to add 1 child, depending on the room type. For specific details, please refer to the "Maximum Occupancy" for each room. If you’re traveling with a larger group or family, don’t hesitate to reach out to our team for expert guidance on the best room arrangement.Our support team is available from 9:00 AM to 10:00 PM (Japan Standard Time).

Payment & Fees

What payment methods do you accept?

Payments are securely processed online via Stripe, and we do not accept cash payments. Once your reservation is confirmed, we will charge your payment through Stripe or send you an invoice for manual payment. We accept all major credit cards, including MasterCard, Visa, and American Express.

Are there any additional fees?

No hidden fees! The total amount includes the nightly rate and a cleaning fee. We aim for transparency throughout your booking experience.

Check-In & Check-Out

How do I check-in to a property?

After your reservation is confirmed, we will send you detailed check-in instructions, including the property address, navigation guide, and key collection process. Our goal is to make check-in as smooth as possible!

What time is check-in and check-out?

Check-in is at 3 PM, allowing us to prepare for your arrival. We kindly ask that you check out by 11 AM for thorough cleaning before the next guests.

Penalty Fees

  • Unauthorized Late Check-Out:
    5,000 JPY every 30 minutes past 11 a.m. (local time).
  • Broken or Missing Items:
    20,000 JPY per item, based on market value.
  • Lost or Missing Key:
    5,000 JPY replacement fee.
  • Lost Remote Control:
    5,000 JPY replacement fee.

Property Information

What amenities are included in the rental?

Included amenities:
  • Bathroom: Bathtub, hair dryer, toiletries, hot water.
  • Bedroom: Washer, essentials like towels and linens, iron.
  • Safety: Exterior security cameras, smoke alarms, first aid kit.
  • Internet: Wi-Fi.
  • Kitchen: Fully equipped with cooking essentials, refrigerator, stove, and more. Wi-Fi.
  • TV and Air Conditioning: Air conditioning is available in all units, while TVs are available in select units only.

House Rules for a Comfortable Stay

  • Shoes Off: Please remove your shoes when inside.
  • No Parties or Loud Noise: Let’s keep it peaceful for all guests.
  • Guests Only: Only registered guests may stay overnight.
  • No Illegal Activity: Please follow local laws.
  • Tidy Up: Keep the property clean and welcoming.
  • Kitchen Care: Wash dishes and keep the kitchen area tidy.
  • Sort Trash Properly: Use separate bags

Are extra towels available?

If you need extra amenities, such as additional towels, detergent, or other items, please let us know in advance of your check-in.

Are pets allowed in the properties?

Unfortunately, pets are not permitted in our properties to ensure a comfortable and allergen-free environment for all guests. We appreciate your understanding!

Important Notice for All Guest and Potential Guests

  • We received a complaint from neighbors regarding smoking, and the Shibuya Health Center recently conducted an inspection. As a result, smoking is strictly prohibited in and around the main building. Violations may result in fines.

    If you wish to smoke, please use the designated area along the garden-like path on the right side of the street.
  • We also ask that you keep noise to a minimum at night to avoid disturbing neighbors.

     In which languages can Tokyo Stays communicate with customers?

    Winter

    Water Heater

    Please allow a few minutes for the water to warm up. It may take a short time for the water heater to reach the desired temperature, so we recommend waiting for about 3 – 5 minutes before using the water. This ensures that the water is sufficiently warm for your comfort

    Below are the instructions for turning on the water heater:Turn on the water heater and set the temperature between 38°C and 41°C. This range should provide comfortably warm water

    No Insulation

    It is uncommon for rooms in Japan to have insulation, hence please be prepared for the room to feel cooler than you might expect upon your arrival. During colder months, the temperature inside can sometimes be lower, so it’s a good idea to adjust the heating (from the air conditioner) as needed to ensure your comfort.

    Spring

    Minimal Insulation

    Many rooms in Japan have minimal insulation, so please be prepared for the room to feel chilly when you arrive.

    Allergy Awareness

    Spring is the season for pollen and blooming flowers, which can trigger allergies for some guests. We suggest keeping windows closed during peak pollen times and using air conditioning if available to help maintain indoor air quality.Many rooms in Japan have minimal insulation, so please be prepared for the room to feel chilly when you arrive.

    Summer

    Room Temperature

    During the summer months, the temperature inside can sometimes be warmer than usual. To stay comfortable, it's recommended to adjust the air conditioning as needed. Be sure to set the temperature to your preference, as Japanese rooms can often get quite warm due to the lack of insulation.

    We will do our best to prepare the room by turning on the air conditioner before your check-in to ensure it's cool and comfortable for you.

    Dealing with Intense Heat

    The heat in Japan can be extremely intense, especially during summer in July, August, and September. Please make sure to stay well-hydrated and take regular breaks in cooler areas. You may also want to use fans or air conditioning to stay comfortable, and avoid extended exposure to direct sunlight.
